Lead Mortgage Loan Administrator - Omaha, NE

Leads and directs in the processing, funding and servicing activities for highly complex mortgage loans with our mortgage sub-servicer (DMI). Receives, researches and handles complex customer requests and ensures appropriate and timely resolution. Reviews loan documentation and processes renewals, modifications, and disbursements ensuring compliance with bank policies, lending practices, and regulatory statutes. This position acts as a back-up in the absence of the Manager, Mortgage Loan Servicing and may supervise, assign work, and provide training to other Mortgage Loan Administrators.



Essential Job Functions:



+ Leads, directs, and performs a variety of customer service and loan transaction activities including responding to requests, researching discrepancies and resolving issues. Liaison with mortgage sub-servicing company, DMI. Takes appropriate actions to correct or change discrepancies.


+ Performs a variety of processing activities to include: Loan payment and advances, loan renewals and modifications, and loan escrow disbursements. Identifies and processes suspense requests and funding errors, as necessary. Assists management with requests as appropriate.


+ Gathers data from various sources, prepares and maintains reports and correspondence to include monthly reconciliation reporting for servicing/funding/fees/payments. Ensures adherence to End of the Month (EOM) and End of the Year (EOY) regulatory reporting requirements, banking policies, lending practices and regulatory statutes.


+ Maintains knowledge of mortgage products and services, as well as knowledge of the industries or market areas served. Keeps abreast of current developments and market trends, to further identify and service the customers needs.


+ Reviews loan documentation and audits for secondary market investors, ensuring adherence to requirements and regulations. Processes monies received from investors and completes reports as necessary. Assists with due diligence of pool purchases of loans and verification after loan boarding as necessary.


+ Monitor loans in the processing or servicing system using the loan file to support entries. Responsible for daily Branch Payment File and reviewing Loan Clearing reports for transactions assigned to mortgage and prepares documents correctly, timely, and accurately.


+ Creates and maintains loan files in an organized manner.


+ Assists with decision making and questions in the department.


+ Monitor third party sub-servicer to ensure Servicing Agreement is followed as expressed. Compiles month-end reporting and daily report activities. Independently reviews system-generated reports to monitor loan delinquency, complaints, and lien releases among other important information. Corresponds with sub-servicer as necessary to gather additional information or to ensure sub-servicer is meeting SLA's. Prepare oversight reports and escalate issues to Management.


+ Processes participations and completes associated reports.


+ Trains other Mortgage Loan Administrators when needed.


+ May supervise and assist other Mortgage Loan Administrators (I and II and Sr level) with job functions and reports to department manager as necessary.


+ May assign work, supervise and assist other Mortgage Loan Administrators (I and II and Sr level) with job functions and reports to department manager as necessary.


+ Assists department manager with implementation and updates of new systems and processes. Reviews, tests, builds, and revises department procedures, processes and training materials.


+ Leads co-workers in the daily functions of the department and acts as a back-up in the absence of the Manager, Mortgage Loan Servicing.


+ Complies with all related Federal, State and Industry laws and regulations pertaining to banking.


+ This position requires extensive or prolonged typing/keyboarding.


+ This position requires up to 33% travel, which may include flying and/or driving and some overnight stays.


+ This position requires sitting over 66% of the time.


+ This position requires Visual Acuity at 20 inches (or less) over 66% of the time.





Minimum Qualifications:



+ Thorough knowledge of and experience in mortgage loan techniques and practices


+ Thorough knowledge of compliance with federal and state regulations pertaining to the banking industry


+ Thorough knowledge of mortgage loan products and services


+ Excellent communication, interpersonal, consultative sales and presentation skills


+ Excellent organizational, problem solving and analysis skills


+ Sound judgment and decision-making ability


+ Ability to effectively communicate with prospective customers and existing customers and banking associates


+ Ability to handle multiple tasks simultaneously in a fast paced, diverse and growth-oriented environment


+ Ability to maintain a high degree of confidentiality


+ Personal computer skills to include various software packages, including word processing, spreadsheet, electronic mail and presentation, and banking systems


+ Special Background and Criminal Check

Preferred Qualifications:



+ Knowledge of current Servicing Compliance Regulations to include CFPB, Foreclosure, Loss Mitigation, and Claims Procedures.
